THE ESSENTIALS
Before you start
- The building obligation does not establish contents protection.
- Locate insured property and the contents sum in the documents.
- Residents and the condominium may have different property and interests.
Separate the building obligation from contents options
ASF explains that compulsory fire insurance for buildings under horizontal ownership covers units and common parts. It distinguishes that scope from optional multirisk benefits, which may protect contents. Read the collective policy to establish exactly what was arranged.
Make two lists before adding values
List building elements that need clarification separately from residents' movable belongings and equipment. Fixed fittings, incorporated property or special equipment may require the contract's definition; flag the question rather than classify by appearance alone.
Fictional example: a flat contains installed cupboards and a family laptop. The owner asks how the cupboards are classified and checks the laptop under contents protection. They do not use the building sum insured as one answer for both.
Check ownership of the belongings
Identify whether the policy belongs to the condominium, owner or tenant and which interest it protects. A rented home may contain different people's belongings. A landlord's list should not be treated as an inventory of the tenant's possessions.
For insured contents, ASF refers to replacement cost and specific identification of valuable objects. As an organisational suggestion, keep descriptions, purchase or value evidence and photographs privately with a backup. An inventory does not replace insurer acceptance of the property.
Ask about the event as well as the property list
A contents sum insured does not explain every possible loss. Request the arranged covers, limits, excesses and relevant storage conditions or exclusions. If fire is the concern, ask about that specific event.
For a RMACHADO review, explain whether you need building, contents or combined insurance and your relationship to the property. You can request a simulation without posting detailed addresses, interior photographs or inventories on social media. Proposal assessment does not confirm an indemnity.
