After a fire: how should water and smoke damage outside the burning room be recorded?

In this fictional story, Sofia Lobo returns to the flat only after being told she may do so. She finds water and smoke marks outside the kitchen where there were flames. Clara Mota helps her describe each item of damage without rushing to select a cause or insurance benefit.

THE ESSENTIALS

Before you start

  • The location of the flames does not describe every observed loss.
  • Do not conflate firefighting water with a plumbing leak for convenience.
  • Record what you know, what you were told and what remains unconfirmed.

Read the scope before classifying the water

Fidelidade Casa’s April 2026 pre-contractual information includes firefighting damage and heat, smoke or steam damage resulting from fire within its Fire scope. This is a policy-dependent example; it does not establish cover for any particular mark.

One entry for each place, item and observation

As an editorial method, Sofia makes a table recording room, item, observed damage, date and available document. She separates a wet wall from soot on furniture. She does not describe a burst pipe merely because water is visible or invent a route taken by the smoke.

Clara suggests a further column for the information source: Sofia’s observation, a fire-service communication or a report received. Something explained afterwards is dated as later information. The table supports specific questions and prevents an initial hypothesis becoming an assumed fact repeated in every message.

Separate property and expenses

Identify the building, contents, shared areas and property belonging to others. If damage appears in another flat, record that location without automatically attributing liability to its owner. One incident may involve different property interests and insurance documents.

Sofia also retains evidence of measures and expenses actually incurred, separating cleaning, removal, storage and repair. Her family needs the home, but an urgent estimate is not an insurer’s authorisation. Ask for instructions in the claim and follow competent guidance before entering, handling or removing property.

Report facts without forcing them into a benefit

Keep photos that are safe to take, incident references, communications and submitted versions. Add new information with a date rather than silently replacing the first account. Ask for unresolved points to be considered against the applicable wording.

Existing-policy support is the route for an occurrence that has already happened. A future Fire or Home quotation has another purpose and provides no retrospective protection. Do not post addresses, images of people or neighbours’ documents to seek a decision in comments.

KEEP THESE QUESTIONS

Your checklist for the next conversation

  • Record damage by room and item, distinguishing observations from received information.
  • Identify ownership, flats and shared areas without assuming liability.
  • Retain actual evidence and costs and request instructions before interventions.
  • Date later discoveries and use the existing-policy support process.
