Wood forms part of the building: what should you check in accepted fire insurance?

Wood appears in a building description and an exclusion in a template. Before deciding whether the building is protected, establish the actual materials, disclosures and accepted risk. Neither an exterior image nor an isolated template sentence settles the question.

THE ESSENTIALS

Before you start

  • Describe actual materials without classifying them from a photo.
  • Compare disclosures with the documents actually accepted.
  • ASF's clarification has a context and does not decide a claim alone.

The institutional clarification on accepted risk

ASF states that an insurer accepting a building using materials not classed as resistant in its conditions cannot later invoke that fact to reject a claim. This presupposes acceptance of that risk; it does not establish cover for every building or damage cause.

Replace vague descriptions with verifiable information

Identify external walls, roofing and relevant works, noting who can confirm technical information. Mark unknown materials and seek competent help. Do not describe everything as resistant simply to obtain a proposal.

Fictional example: a condominium administration knows roofing work occurred but has only a quotation and photo. Before reusing last year's description, it obtains available technical information and asks what needs updating. The example neither classifies the structure nor assesses safety.

Keep the versions explaining acceptance together

Organise the proposal, answers to information requests, particular conditions and later amendments. Record dates and questions for discrepancies. A generic template is not the full document set describing the contracted situation.

Request a written explanation for wording inconsistent with the description submitted and retain the reply. Present later works explicitly instead of assuming an earlier acceptance extends to every subsequent change.

An existing loss still requires facts

Keep documents showing the submitted characteristics and acceptance alongside occurrence information. Ask decisions to identify their grounds and relevant clauses. Do not attribute a fire's cause to a material without competent assessment or treat this guide as a payment promise.

RMACHADO can help organise a fire-insurance quote or review around the building's actual characteristics. Contract information does not replace technical assessment, structural safety checks or legal analysis of a particular dispute.

KEEP THESE QUESTIONS

Your checklist for the next conversation

  • Gather technical information on materials.
  • Compare the proposal, acceptance and particular conditions.
  • Identify subsequent building changes.
  • Keep explanations and request grounds for discrepancies.
