A furnished rented home: whose belongings are you insuring?

Make two lists and flag what remains unknown. In a rented home in Portugal, an object’s presence does not establish ownership or which policy considers it. Before requesting a quotation, distinguish items supplied by the landlord from the tenant’s belongings without deciding cover through assumptions.

THE ESSENTIALS

Before you start

  • Separate landlord and tenant belongings.
  • Check the handover inventory and flag uncertainty.
  • Explain your capacity when requesting assessment.

Start with the property handover

Fictional example: Clara rents an apartment with the landlord’s sofa and refrigerator. She brings her own desk and television. Organising insurance, she realises a single list does not identify ownership. She creates two columns and flags a machine replaced during the tenancy for clarification.

Consult the handover inventory and available supporting records. Mark uncertainty rather than inventing ownership or values. This organisation does not replace reading the tenancy agreement or settle disputes between the parties; it prepares a clearer description for the intermediary to assess the insurance objective. Keep the list private rather than posting the home’s contents online.

Explain the capacity in which you request cover

Fidelidade presents home insurance solutions for landlords and tenants. This distinction helps frame the request: who wants protection, and for which belongings or interests? The presentation does not establish that any landlord policy automatically includes the tenant’s belongings, or vice versa.

Say whether you request assessment as landlord or tenant and describe the relevant items. Ask how the quotation treats another person’s property at the location and what information is needed. Do not change stated ownership merely because an item already appears on a list you received from another party.

Avoid assumed overlaps and unresolved gaps

If you know of another policy relating to the home, tell the intermediary and ask for guidance. Two policy references do not prove duplicate protection: the property and interests considered must be understood. Equally, they do not establish that every need has already been assessed.

When occupants change, new belongings arrive or furniture is removed, update the factual description and ask whether the quotation or policy needs review. Keep the reply reference with the list used. Do not share complete policies or the other party’s personal documents in the residents’ group. Request the limited information needed for clarification through the appropriate channel.

Prepare the next step using the correct list

To compare a new quotation in Portugal, read the Home Multirisk guide on rmachado.group and select MR Habitação in the request. Explain your capacity and objective. For damage that has already occurred, use the existing policy’s appropriate process. This preparation does not determine cover, repair liability or the parties’ landlord and tenant rights.
